Residency Guidelines

We practice in accordance with Federal Fair Housing Laws. All applications will be assessed without regard to race, color, national origin, religion, sex, familial status or disability.

The acceptance or denial of all applications for residency will be determined as stated in the following guidelines:

 

All applicants must be 18 years or older.

RENTAL HISTORY

All applicants must have a minimum of 6 months verifiable and positive rental history. First time renters with no previous rental history are required to pay double deposit or have an approved co-signer. 

INCOME

3 X rent/mo.

EMPLOYMENT

Applicants must be currently employed with at least one year of positive employment history.

STUDENTS

Proof of enrollment and statement of income or savings is required.  

CREDIT

Credit history for the past two years will be reviewed and must exhibit satisfactory ratings.

CRIMINAL BACKGROUND

All occupants over 18 will have a national criminal background check.

ROOMMATES

Roommates must apply and qualify separately.  

PET POLICY

2 dog/2 cat maximum.

$250 non-refundable Pet Fee per dog.

$150 non-refundable Pet Fee per cat.
$10 per dog, per month pet rent. 

Dog owners will arrange a pet visit with the owner prior to application. Acceptance will be on a case-by-case basis. All dogs must be on leash and walked/cleaned up after - off property. No puppies - only dogs with proven house-training are acceptable. Pets may not display separation anxiety. 

From a local veterinarian, owner must provide - for each pet - proof of: 

  • spay/neuter,

  • current vaccinations, 

  • monthly oral flea treatment.
